Description of Service

  • Review binding contract and all ancillary documents and collect any missing signatures.

  • Input Offer into Command

  • Notify Agent of Contract Deadlines. (Client too, if agent wishes).

  • Send contract to lender and attorney.

  • Send attorney commission agreement and fees to be charged.

  • Send buyer/seller, lender, attorney and co-op an email explaining my role in the transaction.

  • Request Utility information from seller and send to buyer.

  • Provide three inspector recommendations and schedule inspections.

  • Provide three termite inspector recommendations and schedule inspections.

  • Make sure appropriate parties are given copies of inspection report/termite.

  • Ensure buyer/seller is well informed of the transaction every step of the way by communicating with them weekly.

  • Communicate with the lender about appraisal & loan process and approval.

  • Schedule closing appointment and notify all parties.

  • Schedule final walkthrough.

  • Finalize all documents and obtain signatures if necessary & ensure the file is in compliance with State and KW.

  • Call lender and verify a clear to close.

  • Remind agent to schedule final walkthrough.

  • Make sure attorney has received package from lender.

  • Input data into Commitment to Excellence for agent if agent is utilizing this tool.

  • Complete Greensheet/Commissions Tab for compliance.

  • Submit Folders in Command for compliance
